We’ve been hearing a lot about El Nino lately, and how it’s going to hit us much harder than it has in the past due to the historic drought earlier this year. Today we want to give you some of our tips on how you can make sure you and your home are protected from the heavy rainfall. Here’s what you need to do to get ready:


  • Check for and fix any leaks before it starts raining. The constant dry heat may have caused certain structures to shrink and there may be holes where water can seep through.
  • Contact your roofer to have them check your roof and make sure everything is okay and there is no potential for leaks.
  • Clean out your gutters and downspouts to make sure they are working properly.
  • Invest in a portable generator. You’ll be happy you invested in this if and when the power goes out in your neighborhood.
  • Paint and seal your eaves to prevent any dry rot damage.
  • Look at any decks and balconies to make sure they slope away from the home to avoid flooding.

Today, we’re dropping off a check from the Central Valley Association of Realtors. Together, we raised and collected $2,000 for Turkeys R Us. However, there’s still plenty of opportunities to give back this holiday season.


Our Thanksgiving donations roll over to Christmas. Since both holidays are oriented around food, it’s nice to provide a special meal for a family in need. If you’d like to join or continue your donation to the Turkeys R Us program, you can bring in your donations to the following address:

Is this a buyer’s or seller’s market? Interestingly enough, we’re experiencing an equilibrium in the market currently. It’s great for both buyers and sellers to get an excellent deal. We’re starting to experience contingencies, we’re seeing closing cost credits paid by the seller, and prices remain consistently stable.


What is the current inventory? Recently, there have been 63 active homes for sale in Ripon and 110 in Manteca. These numbers are low, so there is plenty of room for sellers to list.

What about interest rates? A recent interest rate average is about 4.125%. Credit scores, loan programs, and down payments make a difference in the rate you're able to lock in. Obviously, low rates are great because they reduce the cost for buyers.

What do all of these things mean for you? It’s a great time to sell or buy! Whether you're moving up or scaling down, now is great time to make your move!
